One of my Players is looking to Rent (or perhaps purchase) a very small building in Menzoberranzan, I could imagine that this is not a common action but I also imagine that it does happen. So I present for your consideration:
Calster Glastlyn Calster is the owner and running of a small 'space' rental business, his shop is located in Eastmyr. His small unassuming shop is home to one of the biggest (if not the biggest) home rental businesses in the City. Calster buys properties around the city (although mainly in the Braeryn, Eastmyr and Manyfolks districts) and allow tenants to stay in them for a small prices each month (or tenday if the possible tenant is non-Drow, know to skip payments or from another city).
It may surprise allot of Calsters customers to learn this he is in business with Yuimmith Shulcloak a notorious moneylender. Several years ago Calster borrowed money from Yuimmith and when he found he couldn't afford to pay the interest rates, Yuimmith offered him a deal; either to be slain by the moneylender’s men or to work for the moneylender. Needless to say Calster choose the later and is now running Yuimmiths little money earner.
When one first meets Calster (especially humanoids and humans) they are introduced to a friendly, flattering Drow who attends to their every need (some would say this was fishy ) however when the customer finally completes their business with him, they meet the real Calster- a twisted and bitter Drow who blames everyone for his own failings in life.
All tenants must pay a deposit of 15% the value of the property and the first month (or tendays, for non-Drow). When a tenant first misses a payment, Calster warns them personally about the folly of their action and some of Yuimmiths men come around and help to convince them victim tenant to pay (i.e. they rough him/her up), the second offence results in a forced repossession of items (up to the value of the payment plus a bit more, for Yuimmiths' men’s trouble you understand ) and an extremely severe beating. Generally a third offence does not happen, although generally a tenant who doesn't pay if found dead in some back street and the property put up from rent again.
So how much do you think Calster should charge for a small 1 roomed building? (Around 25'x15')

There are a few ways to go with rent. Though actual location also effects rent, a better location can collect higher rents.
1. Charge 10 percent per period of the marhet value of the room(I would guess perhaps 200 to 300, for a rent of 20 to 30 gold).
2. Charge a percent of income at least 10 percent. Only problem with this is tenant would likely lie and under report income, thus pay a low rent) |
